Property Management Package (1)*

  • Provide key-holding service
  • Monthly property checks and reports
  • Provide monthly account updates
  • Pay electric, water, telephone and internet utility bills
  • Pay Property Tax
  • Pay site maintenance fees
  • Renew property insurances when due
  • As instructed by owner, carry out property repair work
  • Provide mobile phone top-up to keep sim card active
  • Mail collection and forward if necessary


Property & Rental Management Package (2)*

  • As Package (1) but with the following additional services included
  • Arrange airport transfers (taxi costs extra)
  • Provide ‘meet and greet’ on guest’s arrival
  • Provide assistance on guest’s departure and collect keys
  • Check property after guests’ departure and report any problems to owner.
  • Check bins, cupboards and white goods for waste food and remove after guest’s departure
  • Tidy-up after guest’s departure
  • Changeover gas bottles when required (cost of supply extra)
  • If required by owner and after guest’s departure, switch off utility supplies
  • If required by owner, take utility meter readings (electric/water) and send to owner
  • Provide 24/7 general assistance and emergency contact number to guests

Monthly Winter Property Checks and Reports

To ensure that the inclement winter weather does not degrade or take its toll on your investment, regular inspections are imperative.
Within the above Property management Packages Bayram Property Services offer monthly inspections and reports to ensure that owners are kept updated.

Property Checks

  • The following areas are checked and noted during our property visits
  • Property Security (windows and doors) – Check for signs of forced entry or vandalism.
  • Water Penetration (roof) – Check inside property for leaks
  • Plumbing – Check interior for signs of leaks
  • External Damage – Check for damage resulting from bad weather.
  • Damp – Check for signs of damp
  • Fixtures and fittings – Check for damage to curtains, pictures, furniture.
  • Fences and Walls - Check for damage
  • Paintwork – Check for internal and external damage
  • Rubbish – Check for litter, garbage, waste
  • Smoke detectors & Fire Extinguishers – Test and check
  • Plants if they needed to be watered
